Mortgage Rates Dip to End the Week — What It Means for CA Buyers
Rates climbed mid-week before pulling back, ending slightly lower. Here's what the latest rate movement means if you're buying or refinancing in California.
It was a bit of a roller coaster week for mortgage rates. Things started on a rough note Monday, with rates jumping to their highest point in over a month. Fortunately, that turned out to be the peak. Rates gradually recovered throughout the week, with the biggest drop coming Wednesday, and by Friday the 30-year fixed had settled back down to around 6.42%.
The weekly volatility did take a toll on mortgage application volume, which dropped about 4% overall. Both purchase and refinance activity slowed. Refinance applications fell 5% week over week, which makes sense — when rates spike even briefly, borrowers on the fence tend to wait. Purchase applications also dipped 4%, though they're still running about 5% ahead of last year's pace, which is an encouraging sign for the broader market.
One stat that really stands out: the average purchase loan size hit a record $467,300. That tells me the higher-end segment of the market is staying active, while first-time and entry-level buyers are feeling the affordability squeeze.
If you're buying in California — especially in higher-cost areas — locking in a rate near current levels is worth a serious conversation. Rates can move fast in either direction.
