Mortgage Rates Tick Up Slightly — Here's What It Means for You
Mortgage rates nudged up a modest 0.04% on June 1st, landing at 6.60% for a 30-year fixed loan — still well below recent highs. Here's what California buyers and refinancers should know.
After a solid run lower last week — rates hitting their best levels in over two weeks — mortgage rates took a small step back to open June. The average 30-year fixed rate moved up to 6.60%, while the 15-year fixed sits at 6.10%. Jumbo loans came in at 6.70%.
The slight uptick was driven by geopolitical tension in the Middle East. When conflict escalates in oil-producing regions, energy prices rise, and that stokes inflation fears. Since mortgage rates are largely driven by the bond market — and bonds move in the opposite direction of inflation — any inflation threat puts upward pressure on rates.
The good news? The damage was minimal. We're still about 0.10% below the recent high seen in mid-May, which means the overall rate environment remains relatively favorable compared to where we've been.
For California buyers and investors, small daily swings like this are normal — and they shouldn't derail your plans. What matters most is locking in at the right time with the right loan structure for your situation.
