Mortgage Disclosure Rules May Be Getting a Makeover

The CFPB is seeking public input on overhauling mortgage disclosure requirements, and the proposed changes could make the homebuying and refinancing process noticeably smoother for California borrowers.

If you've ever felt overwhelmed by the stack of disclosures during a home purchase or refinance, you're not alone — and regulators are finally paying attention.

The Consumer Financial Protection Bureau has just launched a formal request for information, inviting input on how to modernize and simplify mortgage disclosure rules. The review covers some of the most friction-heavy parts of the loan process, including the timing of required disclosures, how fee tolerances work under TRID, and how the right of rescission affects refinance transactions.

For California borrowers, this is worth watching. TRID timing rules have long been a source of closing delays — even minor fee changes can trigger new waiting periods. If those thresholds are adjusted, closings could become faster and less stressful.

The rescission rules for refinances are also under scrutiny. Currently, borrowers refinancing a primary residence must wait three business days after signing before a loan funds. Any reform here could speed up the refinance process significantly.

The CFPB is accepting comments for 30 days. These proposed changes won't happen overnight, but the momentum toward a simpler mortgage process is real.
