Can I get a mortgage if I am self-employed with no tax returns?

Yes. We specialize in NonQM loans for self-employed borrowers. Multiple qualification options: 12-month bank statements (no tax returns needed), self-prepared P&L statement, or no P&L at all — depending on the program. Some programs don't require a business license. We also offer WVOE (Written Verification of Employment) programs. Purchase, refinance, and cash-out available.

What is a DSCR loan and who qualifies?

A DSCR (Debt Service Coverage Ratio) loan is designed for real estate investors. You qualify based on the rental income of the property, not your personal income. No W-2s, no tax returns, no employment verification needed. We also offer No Ratio DSCR loans for properties that are not yet rented. Available for purchase, refinance, and cash-out.

Can a foreign national buy property in the United States?

Yes. We offer foreign national loans with as low as 25% down payment. No U.S. visa or Social Security number is required — you can qualify with just a passport. ITIN borrowers are also accepted.
